what was the movie title

Hi. I saw only the last scenes of this movie which is possibly released between 2000 - 2012. There is a man (I guess he had blonde hair) standing or knocking a door of a house and then a black woman opens the door and seems the man is asking her about the history or past events of a certain house and she tells him that in that house a child killed his mother in the bathroom and a scene appears showing a stair being climbed without showing who is climbing and then the door of a bathroom is opened and a woman sitting in a bath tub screams and the scene ends then comes the last scene of the movie where the man is walking in a barn and his back to the screen and suddenly there is a partially visible hand carrying a hammer and quickly approaching the man from behind and the movie ends at this scene.
